Boorley Gardens, Boorley Green
Outline planning permission was granted on appeal in November 2016 for the Boorley Gardens development located to the north-west of Winchester Road in Boorley Green. The development consists of 680 residential units with associated open space and allotments, together with land reserved for school and community uses.
A mix of 1-bed to 4-bed homes are to be provided, 35% of which will be affordable. In addition, the development will provide 2 children’s play areas, allotments and public art plus a new segregated pedestrian and cycle route from Winchester Road through the site to Shamblehurst Lane North improving connectivity to Hedge End Station for residents of Boorley Green, together with a new car park for station users and improvements to the railway bridge.
Hampshire County Council is also planning to build a new SEMH (Social, Emotional & Mental Health) Special School on the site with the new £17.9 million school intended to provide accommodation for up to 125 children aged eight to 16 with social, emotional and mental health needs and, subject to planning consent, is due to open in summer 2026.
In addition, financial contributions have been secured towards the off-site provision of sports pitches and public open space, community infrastructure, health facilities, transport improvements, primary and secondary education and funding of works of the Solent Recreation Mitigation Partnership.
The development is being built by Miller Homes and Bellway Homes, with over 125 homes already occupied.
